Tassilo Boscacci, what are the main services you offer?

We specialize in brokerage or resale, as well as real estate development. What sets us apart is our human-sized structure, which promotes a close relationship with both sellers and private and institutional buyers. Our desire is not to just have a large volume of real estate, but rather to offer it carefully, evaluated and constructed, so that we can devote time to our clients and fully understand their needs. As a result, approximately 90% of our mandates are exclusive, meaning that no other agency has access to these properties. We accept these mandates at prices we deem fair, sometimes with a margin, which ensures a fair transaction for all parties involved.

How does your tailor-made approach differ from the more standardized practices often found in the real estate industry?

Previously, in my father's day, a real estate transaction often involved only two parties: a buyer and a seller. But today, there are three: the buyer, the seller and the bank. The acquisition of real estate can no longer be done without the prior agreement of a financial institution. This is why we strive to be aligned to the market, which results in mandates that are short-lived on the market. Our approach is primarily based on recommendations, without resorting to excessive marketing. We maintain lasting relationships with our customers; some of them come back after ten years, either to resell or to recommend us to other people wishing to buy or sell. We are thus establishing a local network with our clients over the long term, which even allows us not to make certain mandates public (around one in five). When we obtain new mandates, we know that they are at the right price, so we contact our clients directly because our objective is also to offer them exclusivities in line with their trust in us. In addition, we offer them various services, including a mortgage financing advisor who works with several banking establishments to offer varied financing conditions, as well as access to several notaries and companies competent in transformation and renovation.

What advice would you give to families considering buying or selling property in Switzerland?

For potential buyers, the crucial first step is to assess their borrowing capacity, in order to define a realistic budget for their search. Next, it is essential for them to plan not only for their immediate housing needs, but also to project their needs over five to ten years. What are their future life plans? Are they planning to build or expand their family, move, etc.? ? Although the situation may seem complex, it is generally more advantageous to be an owner than a tenant if you have the necessary funds, depending on your short, medium or long term vision. And consider that it takes around ten years to realize a significant capital gain on a property.

The important thing for sellers is to get appropriate advice on the value of their property. In the past, it was common to test the market by selling a property at a higher margin than its true value, as buyers invested more equity. However, in the current economic environment, banks and buyers are more inclined to seek transactions at the right price. This means that sellers must also adjust their expectations and offer their property at a fair price.

What are the main challenges a family may face when looking to buy or sell property in Switzerland and how does Attica help families overcome them?

Finding a property that meets their needs and their budget, then being able to visit it quickly and begin the banking procedures constitutes the major challenge for buyers. Currently, the Swiss real estate market is sparse, which requires great responsiveness. This is why we offer the services of a mortgage financing advisor. This professional can quickly contact one, two or even three banks to obtain financing adapted to our clients. In short, the challenge for today's clients is to find the right property, to manage administrative formalities efficiently, but above all to make the right decision.

What are your future plans?

Personally, father of young twins, I am increasingly sensitive to their future, their future needs for housing which continues to dry up, to the issues of sustainability and ecology. Attica Immobilier therefore aims to extend its consulting and sales activity, to continue its search for opportunities, such as land, to build new projects and to maintain this close relationship with all those who trust us.
